Volume 23: GIS—Geography in Action

City of Fayetteville Zoning MapCity of Fayetteville Zoning Map—The 1:24,000 scale zoning map for the city of Fayetteville is a compilation of the city’s 1:2,400 official zoning maps and incorporates two overlay districts that are a part of the city’s zoning regulations. The zoning layer has gone through several changes over time, from pen and ink to CADD (computer-aided design and drafting) to ArcView shapefile format, and finally to its current form, an ArcGIS geodatabase.

Generalized Zoning 2006Generalized Zoning 2006 —This zoning map for the City of Phoenix combines 53 zoning districts into five categories for viewing ease: single family, multifamily, commercial, industrial, and nondevelopable. Phoenix zoning does not recognize streets, parks, or any physical features. For example, within the more than 350 square miles zoned as “single-family residence,” there are numerous physical features that consume space but do not permit housing.

Property Tax Caps—Legislation's Unintended Winners and Losers
The Dallas Central Appraisal District (DCAD) sought to inform the legislature about how the capped value limits were affecting homeowners and show who the real beneficiaries of the legislation were. DCAD generated a series of GIS maps, using two-dimensional and three-dimensional ArcMap documents and color orthophotograph overlays and incorporating U.S. Census group block demographics and summary statistics from Crystal Reports. These maps demonstrated that the largest amount of tax savings was accruing to the wealthiest residential property owners, not the intended moderate- to low-income families.

Property Values

Assessed Property Values for the City of Calgary
The Assessed Property Values maps show the assessed property values for every property in the city of Calgary using a three-dimensional surface in addition to the more traditional two-dimensional view. These maps provide a new perspective on the distribution of property values throughout the city. This technique can also be used to show temporal trends and can aid in new property assessment.

Portland, Maine

Portland Neighborhood Commercial Market Area Comparisons
The Portland, Oregon Bureau of Planning conducted a comparison study of several Portland neighborhood commercial districts. The goal was to better understand the relationship between the success of commercial districts and market area characteristics, including population, income, and household size and composition.
